Acquire land rights, easements, rights-of-way, and temporary workspace for public and private infrastructure projects in compliance with New Mexico law
Represent clients in negotiations with private landowners, tribal entities, municipalities, and governmental agencies to secure property interests
Perform property research, including ownership verification, title review, and identification of encumbrances affecting acquisition
Prepare, explain, and obtain execution of legal documents such as easements, deeds, licenses, options, and access agreements
Ensure all acquisition activities comply with New Mexico Real Estate Commission (NMREC) regulations, state statutes, and ethical standards
Coordinate with title companies, attorneys, surveyors, appraisers, and project managers to support acquisition efforts
Conduct landowner outreach, meetings, and site visits to explain project scope, impacts, and compensation
Assist with valuation support by gathering comparable sales data and supporting appraisal processes
Maintain accurate and complete acquisition files, including correspondence, agreements, plats, and payment documentation
Track acquisition status, milestones, and reporting requirements using client databases and project management systems
Support permitting and regulatory processes by providing land access documentation and ownership data
Resolve landowner concerns and disputes professionally while maintaining positive community relations
Coordinate recording of executed documents with county clerks and ensure proper chain-of-title documentation
Adhere to project schedules, budgets, and client-specific acquisition procedures
Provide support during condemnation or eminent domain proceedings when applicable, in coordination with legal counsel
